聚氨酯密封胶基本性能:现场嵌填施工性良好，能挤注涂饰、固化、储存稳定、无毒或低毒害;对流体介质不溶解、无过度溶涨或收缩、有低渗透性;能承受接缝位移并随伸缩运动而变形;在接缝中经受反复变形后，保证充分恢复其性能和形状;有适度的模量，承受施加的应力并适应结构的变形;与接缝基面稳定粘结，不发生剥离和脱胶;高温下不过度软化，低温下不脆裂;耐气候、不软化、不粉化龟裂、有足够寿命;特定场合使用时具有相应的特定性能，如:彩色、耐磨、抗穿刺、耐腐蚀、抗碾压、不燃、不污染、绝缘或导电等。聚氨酯密封胶主要性能表征如下:

(1)施工操作性

挤出性:保证挤出涂施的性能，即在规定压力下单位时间挤出聚氨酯密封胶的量值;表干期:单组分聚氨酯密封胶挤出后表面固化的最短时间;适用期:双组分聚氨酯密封胶能保持施工操作性(刮平或挤出)的最长时间;下垂度:N型聚氨酯密封胶挤注在垂直接缝中保证不流淌、不变形的能力;流平性:L型聚氨酯密封胶挤注在水平接缝中能自动流平的能力。

(2)力学性能和耐久性

弹性恢复率:拉伸变形后，嵌缝膏恢复原来形状和尺寸的能力;粘接拉伸性能:在接缝中受拉破坏的最大强度和最大伸长率;弹性模量:以拉伸变形至规定伸长时的应力表征;位移能力:经受规定幅度的反复冷拉伸一热压缩性能;低温柔性:在低温下弯折不发生脆断、保持柔软的性能;热水一光照耐久性:以试验后的粘接拉伸性能表征;热空气一水浸耐久性:以试验后的粘接拉伸性能表征;耐化学侵蚀稳定性:在酸、碱、盐溶液、油、有机溶剂等化学介质中保持稳定的性能。

(3)贮存稳定性
